Rent Collection
All rents are due on the 1st of each month and your payment is sent to you promptly with a detailed operating statement which will always keep you updated on the current status of your property.

Tenant Screening
We offer a thorough tenant screening process requiring that all applicants meet the income requirements and have good credit and rental history.  We have a very high rate of success and will have your property rented quickly with a good quality tenant that will pay the rent on time and take good care of your property.

Maintenance Services
We use a wide range of contractors that specialize in your maintenance needs and will complete any required work at a reasonable price while still providing good quality workmanship. Many of our contractors have been working for us from 20 to 30 years so we are very confident that any maintenance needs will be completed to your satisfaction.  We also provide tenants with a 24 hour emergency contact for any after hours plumbing emergencies.

Inspections
We conduct fully detailed inspections of your property both before and after it is occupied.  All conditions for both the interior and exterior are thoroughly documented to include photos for your records.

Advertising
All advertising is conducted on line through our own website and other popular advertising websites which is done free of charge so there is no additional cost for you.  We provide detailed ads with full sets of photos which will ensure that your property reaches maximum exposure.

Evictions
We will handle any eviction needs from start to finish at no additional cost and only charge for attorney fees.

Sales Division
We also operate as Rich Merlin Realty and can handle any current or future sales needs for your property.
